A prime 10 acre parcel of land in Hyderabad’s IT corridor, estimated to be worth more than ₹2,000 crore, has remained caught in a long running legal dispute and is now buried under a massive quantity of construction and demolition (C&D) waste.

The property is located near the IKEA and Deloitte facilities in the city’s IT hub. Rising land prices in the area have pushed its estimated value to more than ₹200 crore per acre.

The ownership dispute between a real estate company and the state government has reportedly continued for nearly two decades. When the dispute began around 2006, the land was valued at approximately ₹50 lakh per acre.

As Hyderabad’s IT and commercial corridors expanded rapidly, land values in the surrounding area increased substantially, turning the disputed property into a highly valuable asset.

Land turns into C&D waste dumping ground

With the land remaining vacant during the prolonged dispute, it was reportedly used for unauthorised dumping of construction and demolition waste generated from nearby development projects.

Nearly 15 lakh tonnes of construction debris is estimated to have accumulated at the site, creating huge mounds of waste and significantly altering the original landscape.

Officials said the site had been used as an unauthorised dumping location since March 2016.

The accumulation has also raised concerns over dust, pollution and the environmental impact of handling such a large quantity of construction waste.

Clearing debris may cost ₹50 crore

Removing the accumulated debris is expected to be a major challenge. Initial estimates reportedly placed the processing cost at around ₹20 crore, but subsequent quotations from private agencies have pushed the estimated cost to nearly ₹50 crore.

Authorities are now looking at scientific methods to clear and process the waste, including segregation, recycling and reuse of construction material.

The Cyberabad Municipal Corporation has invited agencies to prepare a remediation plan for the legacy C&D waste dumps near the IKEA and Deloitte areas.

Major challenge for authorities

The case highlights the consequences of prolonged legal disputes over valuable urban land. While the property’s value has increased dramatically over the years, the site has simultaneously deteriorated due to the accumulation of construction waste.

Authorities now face the challenge of addressing the legal issues surrounding the property while also removing the enormous quantity of debris.

The situation has also renewed concerns about illegal dumping of construction waste in Hyderabad’s rapidly developing IT and commercial zones.
