Telangana RERA Warns Builders Against Misleading Pre-Launch Ads

Hyderabad: The Telangana Real Estate Regulatory Authority (TS RERA) has issued a strong warning to real estate developers against releasing pre-launch advertisements for housing projects without obtaining mandatory registration.

According to officials, several prominent builders have been served notices after they were found promoting upcoming projects through print, digital, and outdoor advertisements without securing approval from the regulatory authority. Such promotions, officials said, violate the provisions of the Real Estate (Regulation and Development) Act, which requires projects to be registered before any form of marketing or booking begins.

TS RERA stated that unregistered pre-launch advertisements mislead homebuyers by creating the impression that projects have legal clearance, even when approvals are still pending. The authority emphasized that this practice exposes buyers to financial and legal risks, particularly if projects face delays or regulatory hurdles later.

Developers have been directed to immediately withdraw all misleading promotional material and submit explanations for their actions. The authority has also warned that repeated violations could lead to monetary penalties, suspension of project approvals, and further legal action.

Real estate experts say the move is aimed at increasing transparency in the property market and protecting consumers from unfair trade practices. By enforcing registration norms strictly, regulators hope to restore buyer confidence and ensure that only compliant projects are marketed to the public.

TS RERA further advised property buyers to verify project registration details on the official portal before making any bookings or payments. The authority said inspections and monitoring of real estate advertisements will continue in the coming weeks to ensure compliance across the state.
