5.25 acre prime land parcel sold for ₹1,386 crore in TGIIC e-auction

Hyderabad’s premium real estate market has set a new benchmark after a 5.25 acre government land parcel at Raidurg fetched ₹264 crore per acre in an e-auction conducted by the Telangana Industrial Infrastructure Corporation (TGIIC).

The auction generated a total of ₹1,386 crore for the 5.25 acre multi use plot, making it the highest per acre price recorded so far in Raidurg government land auctions.

50.9% premium over reserve price

  • The plot, identified as Plot No. P1 in Survey No. 83/1 at Raidurg Pan Maktha, was offered at a reserve price of ₹175 crore per acre.
  • The final bid of ₹264 crore per acre represented a 50.9% premium over the reserve price.
  • The parcel is located in Hyderabad’s prominent IT and business corridor, close to Knowledge City and Durgam Cheruvu, an area surrounded by major commercial, residential and entertainment developments.

Surpasses previous Raidurg record

  • The latest auction has surpassed TGIIC’s previous record of ₹237 crore per acre, achieved in May 2026 for another Raidurg parcel.
  • The new price is ₹27 crore higher per acre than the previous record, highlighting continued demand for prime land in Hyderabad’s western business corridor.
  • The previous benchmark before the May auction was ₹177 crore per acre, recorded in an October 2025 Raidurg auction.

Strong developer interest

  • The auction attracted strong interest from developers, reflecting demand for strategically located commercial and mixed-use land.
  • The auction was conducted through the MSTC e-Auction platform, with JLL serving as the exclusive transaction adviser.
  • TGIIC said the process was designed to ensure transparency and encourage competitive participation.

Why Raidurg commands high prices

  • Raidurg has emerged as one of Hyderabad’s most valuable commercial real estate locations because of its proximity to major IT hubs, business districts, residential developments and transport infrastructure.
  • The area forms part of Hyderabad’s established western growth corridor, attracting technology companies, commercial developers and institutional investors.
  • The limited availability of large land parcels in established business locations has also contributed to strong competition during government auctions.

TGIIC highlights investor confidence

  • TGIIC Vice Chairman and Managing Director K. Shashanka, IAS, said the auction result reflected strong confidence among developers in Telangana’s future.
  • He said the competitive participation demonstrated the market’s recognition of Hyderabad’s growth as a major business destination and highlighted the state’s infrastructure-led development approach.

Another Raidurg plot to be auctioned

  • TGIIC is scheduled to auction another 5.38 acre plot in the same survey number on August 28.
  • The upcoming auction is expected to attract significant attention following the record ₹264 crore per acre price achieved in the latest sale.

Hyderabad’s real estate momentum

  • The latest transaction adds to a series of record breaking government land auctions in Hyderabad.
  • The increase from ₹177 crore per acre in October 2025 to ₹237 crore in May 2026 and now ₹264 crore in August 2026 highlights the strong demand for strategically located land in the city’s premium business corridors.

Bottom line

  • The ₹264 crore per acre Raidurg auction has created a new benchmark for Hyderabad’s premium government land market.
  • The ₹1,386 crore transaction highlights strong developer demand and continued investor confidence in Hyderabad’s commercial real estate sector.

Note: ₹264 crore is the per acre price, while the total value of the 5.25 acre parcel is approximately ₹1,386 crore.
